Van der Vorm Expands Real Estate Financing in Poland

Van der Vorm Expands Its Real Estate Financing Activity in Poland. KWKR Advises on a PLN 13 Million Bridge Loan Transaction

A dynamic real estate market requires flexible sources of capital. Increasingly, investors and developers are looking for financing solutions that enable them to respond quickly to project needs and effectively complement or replace traditional bank financing.

KWKR recently had the opportunity to support the Dutch group Van der Vorm in developing a new business line in Poland focused on real estate financing.

The firm advised on a PLN 13 million bridge financing transaction granted to a real estate developer pursuing a property development project. The financing was intended to support the borrower’s investment objectives, including the continuation and completion of the project as well as the repayment of mortgage-secured indebtedness.

Real Estate-Backed Financing

The transaction involved the preparation and execution of a loan agreement together with a comprehensive security package, including:

  • mortgages over commercial premises located in Kraków,
  • guarantees,
  • voluntary submission-to-enforcement declarations,
  • a registered pledge over shares in a company affiliated with the borrower and involved in the development project.

This security structure enabled the lender to adequately protect its capital while providing the borrower with the funding required to continue the project.

Three Weeks from Launch to Closing

One of the most notable aspects of the project was the speed of execution.

KWKR provided a comprehensive scope of legal support, including legal due diligence of the secured properties, coordination of technical verification and valuation processes, and the preparation and negotiation of the financing documentation, including the loan agreement and the entire security package.

The project commenced on 14 July 2026 and closed on 6 August 2026. The efficient execution of the process enabled Van der Vorm to make a timely investment decision and deploy financing within a short timeframe.

The project team included:

The Growing Importance of Alternative Real Estate Financing

The transaction highlights the increasingly important role that flexible financing structures can play in the real estate sector. Bridge financing enables investors and developers to respond quickly to business needs, maintain project liquidity and efficiently complete investment processes.

For Van der Vorm, the transaction represents another step in developing its real estate financing activity in Poland. For KWKR, it is an example of comprehensive legal support for transactions that combine financing, real estate assets and multi-layered security structures.

“More and more investors and developers are looking for financing solutions that allow them to respond quickly to the needs of ongoing projects. Bridge financing is one of the tools that can support such undertakings, especially when timing and efficient execution are crucial. We are pleased to have supported Van der Vorm in this transaction and to participate in the development of the group’s real estate financing activity in Poland.”

Marcin Wierzbicki, Managing Partner, KWKR
